This short-term rental agreement is made by and between:
Top Tier Grain and Feed Company
Donnie Schwertner (owner/landlord) with an address of
506 E 1st Street
Miles, TX
76861 and:
GUEST (Tenant) with an address of
______________________________________________________________ on ______________(DATE). Both landlord and tenant (GUEST) will be referred to as party or parties throughout the document as necessary. With this agreement, the landlord agrees to allow the tenant to stay for the agreed-upon dates at the property located at 506 E 1st Street, Miles, TX 76861 under the following terms:
- PROPERTY
The property is described as a fully furnished bunkhouse with 9 bedrooms, 4 bathrooms, kitchen, living room and laundry room. At the moment of this agreement, the property is furnished and includes: microwave, oven, toaster oven, refrigerator, Keurig, linens, washer and dryer.
- RENTAL PERIOD
The tenant may take possession and make use of the property from _________ to _________ . The landlord agrees to give the code and property access to the tenant on the first day of the rental period at 4:00pm. The tenant agrees to vacate the property by 11:00am, on the last day of the rental period. Renter may ask for a modification of the arrival or departure times by email at jada.bunkhouse@gmail.com; there is no guarantee for you to get an early arrival, but we will do our best.
- RENT
The tenant must pay $200/night for the use of 2 bedrooms plus common areas, plus any additional fees listed below to the landlord in full when reservation is made. Rent must be paid in full and directly to the landlord in U.S. dollars through credit or debit card.
Additional fees:
$85/night per room for additional bedrooms
$100 pet fee per stay. Maximum 2 pets, 50lb maximum
- DAMAGES
There will be an inspection of the property on the day of departure. If there is damage to the property or the rules and restrictions have not been respected, the landlord will charge GUEST for any damages or losses incurred, including the cost of repairs.
- MAXIMUM OCCUPANCY
The limited number of guests who are permitted to stay on the property during the rental period is 12 according to fire code regulations and state and local laws. If the tenant allows other parties to stay on the property during the rental period, and any damages or injuries occur to the unauthorized guests, the landlord is exempt from any liability.
- RULES AND RESTRICTIONS
The tenant doesn’t have the authority to change or modify the structure of the property in any way, including painting, changing furniture, dividing the space, or modifying the space layout. The tenant also agrees to the property’s policies and agrees to avoid high amounts of noise after 10 pm according to local laws and the landlord’s common agreement with neighbors.
No smoking inside the property.
Do not remove linens or anything belonging to the landlord from the property. You will be charged retail cost for anything you take.
Please park on the driveway, if at all possible. If there are excessive vehicles, you may park in the dirt on either side, but be aware that if it is wet, you run the risk of being stuck.
- CANCELLATION
Please give 24 hours notice for cancellation. Anything less than that, and GUEST will be charged full amount of the rental.
- PROPERTY MAINTENANCE
The landlord agrees to fix and provide maintenance for the property during the period of the rental as long as it is a structural problem. This includes water leaks, air conditioning or heating problems. If the property is damaged as a result of the actions of the tenant, the tenant will be charged for damages on the credit card on file.
- TERMS AND CONDITIONS
The tenant agrees to rent the property solely for non-commercial purposes and cannot in any manner sublease the property to another party. The landlord has the right to immediately terminate the lease if the tenant fails to respect any of the terms stated in this agreement, including the payment of rent and rules and restrictions.
